Getting started
Do I need an account to use this?
No. You can start using the tool straight away as a guest — no sign-up required. A guest session lets you set preferences, score properties, and see your rankings right away.
Creating a free account means your data is saved permanently and synced across devices. It also unlocks the collaboration feature so you can compare scores with a partner.
Where do I start?
The best place to start is the Preferences page. Before you score any properties, set the features that matter to you and give each one a weight — Low, Medium, High, or Critical. This tells the tool what to prioritise when calculating your scores.
Once your preferences are set, head to Score a Property to add your first property and start rating it.
Is it free?
Yes, compareyourrealestate is completely free to use.
Preferences
What are preferences?
Preferences are the features and criteria you care about in a property — things like location, natural light, outdoor space, size, condition, storage, or proximity to work. You choose which ones are active and assign each an importance weight.
Your preferences are the foundation of every score. The same property scored against different preferences will produce different results, which is why setting them thoughtfully at the start pays off.
Can I change my preferences after I've already scored properties?
Yes. You can update your preferences at any time. When you do, your rankings will automatically recalculate to reflect the new weightings — so you can experiment with different priority settings and immediately see how it changes the order.
Your individual property scores don't change; only the way they're combined and ranked is affected.
What do the importance weights mean?
Each preference can be set to one of four weights:
- Low — worth considering but not a dealbreaker
- Medium — important, carries meaningful influence on the score
- High — one of your main priorities
- Critical — a must-have; heavily influences the final ranking
The weights are used to calculate a weighted average score for each property. A property that scores highly on your Critical preferences will rank much higher than one that only performs well on Low-weight ones.
Scoring properties
How do I score a property?
Go to the Score a Property page and add the property address. For each of your active preferences, rate the property from 1 to 10 — 1 being very poor, 10 being excellent. You can also add notes to each score to record your reasoning while it's fresh.
We recommend scoring a property as soon as possible after an inspection, before the details start to blur together.
What does the overall score mean?
The overall score is a weighted average of all your individual preference ratings for that property. Preferences you've marked as Critical or High have a much larger influence on the final number than Low-weight ones.
The score is shown as a percentage match — so 85% means the property aligns well with your stated priorities, while 50% means it covers the basics but misses some of what you care about most.
Can I score the same property more than once?
Yes. If you revisit a property or want to revise your scores after further thought, just open it in the Score a Property page and update the ratings. Your rankings will update immediately.
Rankings
How are properties ranked?
Properties are ranked by their overall weighted score — highest to lowest. The ranking updates live as you adjust preferences or scores, so you always see the most current picture.
The Top Property Breakdown at the top of the rankings page gives you a written explanation of why your top-ranked property came out first — highlighting its strongest attributes and the main trade-off.
Why is a property I like ranking lower than expected?
The rankings reflect your stated preferences and how you scored each property. If a property you personally like is ranking low, it usually means either the property scored lower on your higher-weighted preferences, or the scores you gave it at inspection were conservative.
Try reviewing the preference breakdown in the details section of that property card — it shows exactly which criteria are pulling the score down.
Buying with someone
Can I use this with my partner or co-buyer?
Yes — this is one of the core features. Both people create accounts, then one person sends an invite from the Buying with somebody? page. Once the invitation is accepted, you'll each have your own preferences and scores, and a shared combined ranking is generated automatically.
How does the shared / combined ranking work?
In the shared view on the Rankings page, each property's combined score is the average of both people's individual weighted scores. You'll see both scores side by side — so you can quickly spot where you agree and where your priorities diverge.
It's fine to have different preferences and different scores. That's the point. The combined view helps you find properties that work well for both of you, not just one.
Do we both need to score the same properties?
No. Properties that only one person has scored will still appear in the shared ranking, using the scores available. Properties that both people have scored will show a full combined result. You can score as many or as few properties as you like independently.
Account & data
Is my data saved between sessions?
If you're signed in to an account, yes — all your preferences, scores, and notes are saved to your account and available on any device.
If you're using a guest session, your data is tied to that browser session and may be lost if you clear your cookies or switch devices. We recommend creating a free account to make sure nothing is lost.
Can I delete my account?
Yes. You can permanently delete your account and all associated data from the profile menu — click the profile icon in the top navigation bar, then select Delete account. This action is irreversible.
